Position Title: Asset Manager

General Job Description:

This position is responsible for supporting the supervision and oversight of asset management activities for the firm. Relies on knowledge, experience and judgment to perform a variety of tasks and accomplish objectives. This position reports directly to the Director of Asset Management & Development. Responsibilities include, but are not limited to:

Principal Duties and Responsibilities

1. Responsible for the standardization of operational procedures and practices including:

o Establish, improve and implement the mechanisms and methods for monitoring and evaluating the results of property operations, as well as for performance evaluation methods, salary management methods and incentive plans for the project site property management teams;

o Establish and improve the project's property operation service work guide;

o Improve on current reporting and establish standardized statements and reports for evaluating property operational results

2. Involvement in the assessment and due diligence of potential project acquisitions.

o Review the operating cost assumptions in the investment analysis financial model;

o Review and evaluate property management companies;

o Review and evaluate the property management service agreement

3. Regular monitoring of operations for various active projects

o Review and analysis the initial lease up and business plans, including budgets, using the investment underwriting as a target frame of reference;

o Review and analyze annual operating plans and budgets, using the investment underwriting as the target frame of reference;

o Using the operating budget as the target frame of reference, review and analyze monthly and annual operating reports, financial statements, and total settlement report for operation at disposition;

o Provide and implement corrective actions when needed;

o Review the owner’s performance evaluation of the on-site property service team, tenant satisfaction survey reports, and performance bonus calculation reports;

o Regular preparation of internal asset management reporting;

4. Involvement in construction monitoring for various active projects

o Attend regular project OAC meetings;

o Review, collect and evaluate relevant documentation related the project including change orders, requisitions, schedules, and other project documentation;

o Receive and review the monthly project construction report and cash flow statement. Analyze and review them and include findings in the internal monthly construction progress report;

5. Assist in the disposition of assets

o Develop disposition plan, including market analysis and sales strategy;

o Evaluate BOV’s;

o Review purchase and sale agreement;

o Review the sale or refinancing proceed allocations and closeout;

6. Interface with Sponsor partners on project and operational matters to monitor construction progress, financial performance, change orders, trends, consistency with project documents, legal agreements, and approvals. Reports findings to Director of Asset Management and Development.

7. Meet regularly with project, construction and management teams to discuss and address issues related to the assets. Provides input to management on critical needs items and provides assistance with resolution.

8. Under the guidance of the Director of Asset Management and Development, will support the oversight of execution on all projects.

9. Assist Capital Markets department with reporting and presentation of materials

10. Updates job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, participating in professional organizations.

11. Enhances department and organization reputation by accepting ownership for accomplishing new and different requests and exploring opportunities to add value.

Required Skills and Attributes

• Requires 5+ years of experience in multifamily rental property operational management, construction management, or hospitality management. Preference given to those with proficiency and/or experience in engineering, new development, and construction.

• Bachelor’s degree and/or MBA in real estate, finance, business, or related field

• Familiarity with a variety of field concepts, practices, and procedures.

• Requires strong quantitative and analytical abilities.

• Requires outstanding verbal and written communication skills.

• Requires the ability to communicate with and develop effective working relationships with others in a team oriented and deadline driven environment.

• Requires excellent organizational skills.
