Grant Jiao is a seasoned real estate investment professional with over 20 years of experience in commercial real estate across the U.S., China, Europe, and Australia. Through his firm, 34th Street Partners, he provides advisory services to institutions, investors, and developers, focusing on investment strategy, market analysis, underwriting, asset management, and joint-venture management. His clients include state-owned enterprises, private equity firms, private credit funds, and developers.

Previously, Grant served as Managing Director at Gemdale USA in New York City, where he led the acquisition and management of a $1.2 billion commercial real estate portfolio and secured over $500 million in financing. During his tenure in China with Gemdale, he partnered with UBS Global Real Estate on a $220 million joint venture fund, strengthening his expertise in global markets and institutional collaboration. Grant has also held leadership roles at Canaan Capital, Clarion Partners, and CoStar Advisory Services, broadening his experience across investment and advisory functions.

Grant holds an MBA from the Simon Business School at the University of Rochester and a Master of Science from Peking University. A CFA charterholder since 2007, he is fluent in English and Mandarin, leveraging his global experience and technical acumen to drive successful outcomes and long-term value for his clients.
